When it comes to selling or renting your home, the only way you are going to get an inviting online reach is if you provide appealing photos.  Some people don’t have the foggiest idea of how to take professional real estate photographs, thankfully there are an abundance of helpful pointers and lots of guidance available online from professionals.

Successful property photos show off the property in its most beautiful form. Imagine your property as clean and tidy as it’s ever been, it should be double that standard in the property photos! Knowing the right way to take your photos can be daunting, but it starts with ‘clean and tidy.’ You should clean your house from top to bottom, and get rid of all the clutter.  Make it look ready to move in, but unlived in; like a display or model home.  Here are some of the top tips to taking successful property photos:

1.Have a Clear Out.

The first step is to have a clear out. Sort through everything that is in your house, from room to room, this includes all storage areas and box rooms; you want every element to look clean and fresh. Sort through your items and get rid of as much as you can, put everything that isn’t trash into a pile in the largest room of your house, this is your “sell pile” Your sell pile should have everything that you don’t want or could get rid of for money. Plan a day to spend a selling off these items, you can set up a yard sale and invite the local neighbourhood, you can photograph your items and sell them on Facebook or eBay. At the end of your sale you will probably have a pile of items left over, put these in a clearance job lot on eBay and move them outside in the meantime. Anything that doesn’t sell should be gifted to charity or thrown away.

2.Clean Your House

T he next step is to deep clean your property. The key is to make your house look new, fresh, and appealing to the prospective occupant. You should clean your floors, windows, walls, drapes, rugs, everything that is on display. Polish all surfaces and ornaments.  If your walls do not clean up because they are stained then you should re-paint them, the camera will pick up everything.

At this point you should have a tidy and clean home, all clutter should be cleared out. Put all personal possessions that do not explicitly benefit the look of your property away. Your home should look like an unlived in, furnished property.

3. Light Up & Photograph!

Now that your house looks like a display home, it’s time to get ready for your photographer to take the photos. You should flood as much natural light into your property as possible, this gives it a very fresh and natural look, and is essentially more appealing to the prospective buyer. If there isn’t much natural light due to shading, then use lamps with LED bulbs. LED lights give off white light and can synthesize natural light effectively.

When your home is sufficiently cleaned up and uncluttered, it’s time to take photos. Anything with a brand or label showing it should be removed along with personal items like family photos. If there are pets they should be moved to a place that will not interfere with the photos if possible.

Your photos should always be a representation of how your house looks in real life during the day time. At the end you should have professional quality photos that look like they belong in a catalogue.
